Roof Repair Vs. Roof Replacement

Roof Repair vs. Roof Replacement

5 Warning Signs Your Roof Needs Repair or Replacement

1. Curling or Clawing Shingles
Shingles that are curled or clawed are an indication of a roof system that is past its prime, as well as a sign of excessive heat. Shingles in this condition are more vulnerable to wind uplift and ice damage and can become rigid, break easily and lose tab edges.

2. Missing Granules & Bare Spots
Granule loss on a roof system can be caused by a variety of conditions, including a lack of eavestroughing, an incorrectly placed downspout, or poorly designed valley drainage on the second story of your home, which can create a waterfall effect that washes away granules, if not remedied. Age and physical damage can also cause bare spots and a loss of granules. Without the presence of protective granules, a shingle begins to harden from heat and sun exposure, which can create an entry point for water. Aging and shingle decay are also accelerated.

3. Broken or Missing Shingles
A roof system’s ability to shed water can be greatly weakened by broken or missing shingles. The most common causes of damaged shingles include excessive wind and physical damage.

4. Buckling Shingles
Visible, waved distortions that typically run vertically up the slope of a roof are referred to as “buckling shingles”. Buckling shingles are easily torn off and are especially vulnerable to wind and ice damage. Some common causes of buckling shingles include the age of the roof system or a wet or poorly installed underlayment.

4. Damaged Flashings
Flashings are routinely applied around skylights and roof valleys, eaves, rakes, wall details, stacks and chimneys, and over time can be susceptible to separation, lifting and dried-out caulking. Expansion and contraction can also cause flashings to lift and separate. This causes the fasteners to become loose and the bottom-flashing flange to lift, allowing water to enter the structure.

If you notice any of the signs noted above, you may need to have your roof repaired or replaced by a certified roofing contractor. A roof leak is not always immediately apparent on the inside of a home; it can damage insulation and deck sheathing, causing replacement costs to increase. Call a professional roofing contractor before your problems grow.
